What loan-to-value and loan-to-cost measure
Loan-to-value compares debt with a stated property value. Loan-to-cost compares the same debt with the total cost of the acquisition or project. The ratios can differ when construction, renovation, closing, or other project costs do not equal the property value used in the scenario.
EstateCalc calculates both ratios side by side so the denominator stays visible. It does not decide which value definition a lender will accept or which costs are eligible for funding. Record the source and date of each input before comparing one capital structure with another.
LTV calculator formula and value basis
LTV divides the entered loan amount by the entered property value and expresses the result as a percentage. The property value can represent purchase price, current appraisal, as-is value, or a projected stabilized value, but those bases are not interchangeable. Label the basis used in every scenario.
The equity-at-value result is a simple subtraction of loan from value. It is not net sale proceeds because it does not deduct selling costs, taxes, other liens, or payoff charges. A negative number means only that the entered loan exceeds the entered value; the calculator does not interpret why.
Loan-to-cost formula for a real estate project
LTC divides the loan amount by total project cost. For an acquisition or renovation scenario, the cost input may include purchase, closing, construction, professional, financing, and contingency costs if those items belong in your defined budget. The calculator receives one combined number and cannot verify its components.
Equity at cost is total project cost minus the loan amount. It describes the unfunded portion of that simple budget, not necessarily the cash already contributed. Draw timing, retained holdbacks, reimbursements, cost overruns, and lender exclusions require a more detailed sources-and-uses schedule.
How to compare leverage scenarios
Keep the value and project-cost definitions fixed, then change only the loan amount to see how both ratios move. In a second test, keep debt fixed and change a documented value or cost assumption. This isolates whether the change comes from financing, appraisal, or budget rather than mixing all three.

Important limits of the LTV and LTC results
The model uses one loan figure in both ratios. It does not automatically aggregate first mortgages, mezzanine debt, seller notes, or lines of credit. If combined leverage is the question, enter the intended combined balance only after confirming that the same treatment is appropriate for both comparisons.
No lender threshold, advance rate, appraisal haircut, recourse term, or maximum proceeds is built in. Values above or below any particular percentage are not labeled acceptable or unacceptable because underwriting rules depend on the lender, program, collateral, and transaction documents.
