Formula

Net exit = gross exit − selling costs − debt payoff. NPV = −initial investment + Σ cash flowₜ ÷ (1 + discount rate)ᵗ. IRR is each rate that makes NPV zero.

How the real estate IRR calculator builds cash flows

The model places the investment at time zero as a cash outflow. It then uses the individual cash-flow input for each selected whole year and adds net exit proceeds to the final year. That timing convention matters because receiving the same dollars earlier produces a different IRR and NPV.

Use net cash to equity rather than NOI when analyzing an investor return. NOI ends before debt service, while the equity cash-flow series should reflect financing and any other items you intend to attribute to the investor. The calculator does not convert NOI into equity cash flow automatically.

IRR, NPV, equity multiple, and profit answer different questions

IRR expresses the discount rate implied by the timing and size of the modeled cash flows. NPV applies a discount rate chosen by the user and reports the present-value difference in dollars. Changing that required rate changes NPV but does not change the cash-flow series or its IRR.

Equity multiple ignores timing and divides all cash received by initial equity. Total profit also ignores timing and subtracts the initial investment from receipts. Reviewing all four avoids presenting a fast return of capital and a delayed return as equivalent simply because they produce the same total dollars.

Estimating annual cash flow and net sale proceeds

Build each annual cash flow from effective rental income less operating expenses, financing, and capital items in that year. A negative annual amount can represent an additional equity contribution. Keep gross sale proceeds out of these fields so the exit is not counted twice.

Enter gross exit proceeds, selling costs, and debt payoff separately. The calculator derives the investor’s net exit and adds it to the final selected year, whose operating cash flow remains its own input. This exposes rather than hides the deductions between property sale price and equity receipts.

Choosing a discount rate for NPV

The discount rate is a user-defined required return for the scenario. It can reflect opportunity cost, uncertainty, liquidity, and capital structure, but EstateCalc does not supply a market rate or classify the resulting NPV. Compare scenarios using one documented basis unless the risk assumptions truly differ.

Run a range of rates instead of relying on a single point estimate. A project with distant sale proceeds is typically more sensitive to the discount rate than one returning cash earlier. That sensitivity is information about timing, not proof that the assumed exit value will occur.

Limitations and scenario checks

IRR can be ambiguous for cash-flow patterns that change sign more than once. This calculator uses one initial outflow followed by annual receipts, which supports a conventional interpretation. It requires a whole-year holding period so the exit cannot silently disappear between modeled dates.

Create separate downside, base, and upside cases for vacancy, operating costs, financing, and exit proceeds. Do not hide these drivers inside the discount rate. IRR and NPV summarize entered cash flows; they do not verify leases, inspect a property, forecast a market, or assess legal and tax consequences.

Should NOI be entered as annual cash flow?

Not usually for an equity-return analysis. NOI is before financing; equity cash flow should generally reflect debt service and every other item included in the investor scenario.

How should I enter a property sale?

Enter gross sale proceeds, selling costs, and debt payoff in their separate fields. The model adds derived net exit proceeds to the final year without replacing that year’s operating cash flow.

Does a higher IRR mean the property has lower risk?

No. IRR is calculated from assumptions and does not measure their probability. Review the operating, financing, exit, liquidity, and concentration risks separately.
